The 10 Most Expensive Dallas Neighborhoods

Dallas is home to some of the wealthiest people in Texas. With billionaires like Mark Cuban and Jerry Jones living here it’s bound to have some very expensive neighborhoods. This list is made up of old and new neighborhoods all with beautiful architectural styles that range from classic Texas ranch, to Mediterrainian, to Spanish, to Modern, and more. Check out the list below of the 10 richest neighborhoods in Dallas.

Higland Park: $895k - $19.5 million
Fun fact, Highland Park was developed in the early 1900s by the same arcitect that designed Beverly Hills. Pretty cool. I’m seeing dollar signs already. It has some of the most beautiful architecture in Dallas and is probably, if not, the most expensive neighborhood on this list. Take a ride down Beverly Drive and you will understand why. It has to be one of the most beautiful streets EVER! Officially, Highland Park, part of the Park Cities neighborhood, is its own city but is considered part of Dallas and absolutely had to be on this list. With the exclusive Dallas Country Club, the oldest in Texas and Highland Park Village, an upscale shopping center, Highland Park is one of the most prestigious neighborhoods in all of DFW and all of Texas.
University Park: $689k - $16.5 million
The other portion of Park Cities is comprised of University Park, another beautiful and wealthy neighborhood that is its own independent city within the city of Dallas. Developed around SMU, University Park lies directly north of its slighly more expensive sister city Highland Park and consists of similar upscale homes with beautiful architecture. The highly rated Highland Park School District is located in University Park, which is one of the best public school districts in the state of Texas.
Lakewood (White Rock Area): $425k - $18.5 million
Located on the west side of White Rock Lake, the neighborhood of Lakewood has impressive estates surrounding the lake and outer areas. This is a very desirable neighborhood with a highly rated elementary school. Architecture in Lakewood includes Tudor, Mid-century modern, Spanish, Greek Revival, Colonial Revival and more with many architecturally significant homes built by famous architects.
Forest Court: $489k - $7.5 million
Located between Preston and Hillcrest, just south of Forest Ln and north of Royal, Forest Court is filled with a wide range of home styles. Homes in this area reflect the decades in which they were built, some dating back to the 1950s and 1980s, while others are more modern from the early 2000s to now. There are several smaller neighborhoods inside this area including the exclusive gated Los Arboles community with homes prices in the $5 millions and Hillcrest Estates which has some extremely modern styles mixed with traditional styles.
Bluffview: $525k - $8.9 million
Spacious lots on tree-lined streets set on a bluff, make up the neighborhood of Bluffview. What was once a dairy farm in the 1920s, the neighborhood of Bluffview is now filled with a range of architectural styles from contemporary to traditional. Located in North Dallas only 5 miles from downtown and adjacent to Love Field Airport, Bluffview is among the most highly sought after neighborhoods in Dallas.
Russwood Acres: $895k - $1.8
The 1960s never looked so good! Actually that was before my time so I don’t really know but, I imagine this neighborhood was just as desirable back then as it is now. The classic 1960s architecture is prominent in this neighborhood, not my favorite style but I can still appreciate it for what it is. Located on the west side of the Dallas Tollway just north of Royal, Russwood Acres is one of those neighborhoods with lasting appeal. 
Glen Abbey: $950k - $7 million
Surprisingly the only gated neighborhood on this list, Glen Abbey is a newer development in the Far North Dallas area. Glen Abbey was developed in the early 2000s with a guard gated entrance in a small neighborhood that sits along White Rock Creek and backs up to Bent Tree Country Club. Homes in this neighborhood have a more contemporary traditional style than those of its more historical neighborhoods to the south, but are not lacking in the details.
Turtle Creek: $180k - $5.4 million
Turtle Creek is known for its beautiful winding boulevard along the creek that is home to high rise condos and grand estates. Located north of Uptown, in the Oak Lawn area, this neighborhood is all over the place when it comes to price; however, if you don’t factor in the condos the single family homes in this area are among the most expensive in the metroplex. Within Turtle Creek there are neighborhoods like Place des Vosges where price per square foot is extremely high. And while some of the condos are on the cheaper end of the spectrum once you factor in the expensive HOAs, Turtle Creek is definitely a contender on this list.
Melshire Estates: $1.5 - $1.9 million
One of the more modest neighborhoods on the list, Melshire Estates proves to be a neighborhood that continues to entice people to move there. Melshire Estates is located on the west side of Preston Rd. just north of Forest. Among the many ranch style homes there are several new custom homes being built keeping the price tag on the high end.
Preston Hollow: $305k - $11.9 million
If a former president lives here you know it’s got to be expensive. Known for its larger lots with ranch style homes and sprawling estates hidden behind trees and gates, Preston Hollow is home to some of the wealthiest people in Dallas. Also many of the top private schools are in the area. Preston Hollow is located in North Dallas just above University Park north of Loop 12.  
With so many expensive neighborhoods in Dallas it’s hard to narrow it down to only ten. Ultimately the neighborhoods selected were based on price per square foot and desirability. Some honorable mentions include Kessler Park, Uptown, and Oakdale, all of which could have made the list, but I had to make cuts somewhere.
