The 10 Most Expensive Fort Worth Neighborhoods

Have you ever wondered where all the fancy houses are in Fort Worth? I grew up in the suburbs of DFW, but never knew exactly which neighborhoods in Fort Worth were the most glamorous. It wasn’t until a few years ago that I stumbled upon a neighborhood somewhere south of downtown that had beautiful historic homes on a tree lined street and I thought, oh my gosh! How did I not know this existed? Fort Worth is known for being less expensive than Dallas and while it may not have the same price tags as Dallas, Fort Worth still has several exclusive neighborhoods that come at a hefty price. All beautiful and mostly older established neighborhoods, here are the 10 wealthiest neighborhoods Fort Worth has to offer, in no particular order.

  2. Rivercrest
  3. Crestline Area
  4. Montserrat
  5. Colonial Hills
  6. Mira Vista
  7. Overton Woods
  8. Riverhills
  9. Park Hill
  10. University West
Westover Hills: $1 – $6.7 million
First on the list is Westover Hills, a beautiful neighborhood west of downtown set on a hilly terrain. Someone was extra creative when they came up with this name, but it is fitting afterall. Often considered part of Fort Worth, but actually is its own city, Westover Hills has some of the most expensive real estate in the area and couldn’t be left off this list. With sprawling landscapes built on a hillside tree setting, the homes in Westover Hills have a style all their own. Construction began in the 1930s continuing into the 1950s with a mix of colonial revival, ranch style, and mid-century modern homes. Today there is an eclectic mix of styles and even some new construction.
Rivercrest: $1.5 – $5 million
Rivercrest, another super creative neighborhood name, which lies next to…the river, is located just 3 miles west of downtown. Fort Worth is full of these inspired neighborhood names (like Riverbend is just north of Rivercrest on the other side of the “river bend”) lol, love it. Centered around the Rivercrest Country Club, one of the oldest country clubs in Texas and one of the first to include residential housing around its golf course, is this elegant neighborhood with picturesque estate homes, some dating back as far as 1893.
Crestline Area: $339k – $3.3 million
Just south of Rivercrest is the neighborhood of Crestline Area, another historic neighborhood with beautiful old homes on tree lined streets. To be honest I’m not sure what I can say about this neighborhood that is different. It is very similar in style to Rivercrest. The houses are gorgeous,  expensive, and in a desirable neighborhood. If you like historic homes this is definitely a neighborhood to check out.
Montserrat: $1.1 – $6.9 million
On the southwest edge of Fort Worth is Montserrat, one of the newer neighborhoods on this list and probably the furthest away from everything. It was established in 2004 as a beautifully planned gated community consisting of two parks with stocked ponds, a community pool, protected green space, a 24-hour guard, and more. Montserrat’s luxury homes range from garden villas to large estates elevated above Mary’s Creek allowing for spectacular views of Fort Worth and beyond.
Colonial Hills: $449k – $1.8 million
Nestled between the Colonial Country Club and TCU is the desirable Colonial Hills neighborhood, with homes ranging from traditional tudor to classic colonial, this neighborhood is a showstopper. Known for the Colonial Country Club and golf course (a private club), which hosts the PGA tour (Charles Schwab Challenge), Colonial Hills is one of the most prestigious neighborhoods in Fort Worth.
Mira Vista: $$589k – $2 million
Located on the border of Benbrook and Fort Worth, is Mira Vista. Like Montserrat, Mira Vista is a gated community, with a 24-hour guard and plenty of amenities. Between the two, I would give the edge to Mira Vista because it has a country club and golf course, also it is located in a more populated area with plenty of shops and restaurants. Known for its impressive country club and golf course with rolling hills and expansive views, Mira Vista has a wide range of home styles. It was constructed in the 1980s on 625 acres and has remained one of the top neighborhoods in Fort Worth.
Overton Woods: $1 – $2.2 million
There is something about Overton Woods that makes me want to immediately go out and buy plants and become a landscape design architect. It might be weird to say but, this neighborhood has AMAZING landscaping. It seems every house has a beautiful lush yard with mature trees that canopy over the street. Most of the homes in Overton Woods were built in the 1980s, with a few new builds. It is located next to the Trinity River, nearby the Shop at Clearfork, has convenient access to the Chisholm Trail Parkway, and the highly rated Tanglewood elementary making Overton Woods a very desirable neighborhood.
Riverhills: $850k – $2.5 million
The newest neighborhood on the list is Riverhills, which borders the Overton Woods neighborhood, located near the Shops at Clearfork and the Chisholm Trail Parkway. Built on the historic Edwards Ranch, Riverhills is a unique development of estate homes with meticulously designed architecture that models the character and timeless neighborhoods found in Fort Worth and surrounding areas. There are six appointed design styles including, French, English Tudor, Classical, Craftsman Prairie, Mediterranean, and Texas Vernacular. I definitely had to look up a few of those. Texas Vernacular or Classical anyone? Turns out Classical is what I called Traditional. Hmm, learned something new. Even though it’s a new neighborhood, Riverhills is bound to be a one of those classic neighborhoods that never goes out of style.
Park Hill: $535 – $2.9 million

Located on a bluff overlooking the nationally ranked Fort Worth Zoo is the breathtaking neighborhood of Park Hill. The brick column entrance and period street lights, that I was immediately drawn to, give this historic neighborhood the charming details that make it so enchanting. I am a sucker for old homes and architectural details. Most of the homes were built in the early twentieth century and consist of Spanish style and Tudor revival with a few modest ranch styles as well. This neighborhood takes you back in time to Fort Worth’s rich history, and is definitely one of my favs!
University West: $487k – $2 million
Bordering TCU, in between Colonial Hills and Park Hill, is the neighborhood University West. One of the many historic neighborhoods surrounding Fort Worth, University West is filled with all the classic styles of the area. Much of the neighborhood was developed from the 1920s-1940s with tudor, craftsman, and ranch style homes in abundance. With the average price per square foot being around $313, this sought-after neighborhood proves to have lasting appeal.
So there you have it, the 10 most expensive neighborhoods in Fort Worth. There were a few more that almost made the list including Berkeley Place, Tanglewood, and Monticello, all of which are well maintained desirable neighborhoods, but weren’t quite as extravagant as the top ten.
